Hidden Valley Rentals is your rental resource at Hidden Valley Resort with over 50 units under their management. Owned by Ron Zorn and Dale Clifton and managed by Holly Brittner, Hidden Valley Rentals offers a wide range of rental properties from a one-bedroom condo, to town homes or an 8-bedroom house located on the resort grounds.

According to Dale Clifton, there are many reasons why people visit Hidden Valley Resort, depending upon the season. Top of the list is the great skiing during the winter season but summer through fall Hidden Valley offers golf, swimming and hiking. Weddings, family reunions and golf outings are also popular at the resort. The central location, just a short drive from New York, Virginia, Ohio, New Jersey and Maryland, is convenient for group events and accessible to many attractions and activities. The Laurel Highlands Region is home to local wineries, restaurants and other activities such as Idlewild Park, Pittsburgh Steeler Training Camp, the Palace Theater in Greensburg and the Mountain Playhouse in Jennerstown.

Co-owner Ron Zorn explained that Hidden Valley Rentals began with 12 properties as an investment. They saw a demand for rentals, especially during the ski season, under the resorts prior owners. Once they developed their own policies and practices and felt they had the right team, they expanded by offering their services to other homeowners. “From there it grew by word of mouth,” Zorn said.

Hidden Valley Rentals has the largest inventory of properties, which gives renters many options. Their customer service staff works to custom-fit each request. Individual needs such as pet-friendly, near the slopes, near the golf course and sleeping requirements are all discussed. Staff follow-up with tenants after they arrive, and on-site cleaning/maintenance services are provided.

    Four season resort with skiing in the winter, along with hiking, swimming , golf Spring through Fall. Close to 7 Springs resort for all amenities there, but housing & costs more budget / family friendly at HV

    Primarily the skiing, but located near Central Pa, it’s a great meeting place for family reunions, weddings and get togethers with groups that live apart, but want to get together – short drive from NY, Virginia, Ohio, NJ, Maryland for those get togethers.

  3. Where are the visitors coming from (geographically) and what are they looking for in a rental property?
    As above, great location from major cities, so we see a lot of visitors from the states noted above – rental needs are mixed, some looking for a couples getaway and others looking for larger / multiple locations for their groups. Also a strong market for Long Term renters who have re-located to the area, or are working on a temporary basis, looking for affordable housing where they can cook and go to after work.

  4. What is the demographic and psychographic breakdown of the visitors to Hidden Valley Resort?
    We get a nice mix of visitors / guests to the area for the above mentioned things, not tracked by us though.

  5. How many units and the types of units that Hidden Valley Rentals has to offer?
    We have approximately 50 units under management, from 1 bedroom condos / townhouses to 8 bedroom single family units – also have multiple locations close in proximity to each other to accommodate larger groups.

  6. What are the popular units and why are they in the most demand?
    Ski season the busiest and the closer to the slopes, the better and more in demand – during the summer, units with air conditioning are highly requested, since the majority of units at the resort do not have A/C.

  7. What should a visitor look for in a rental property based on your expertise?
    Really depends on their needs – when we are contacted by prospective tenants, we spend time talking to them to try to fit them into a unit that fits them best – pet friendly unit, near the slopes, near the golf course, bed requirements / needs, etc are discussed to make sure the property will work for them and their groups.

  8. Why should someone rent with Hidden Valley Rentals compared to other rental companies?
    We have the largest inventory of properties at around 50, which gives prospective renters many options for their needs – try to custom fit to request if we are contacted and we have strong customer service related to follow up on tenants needs after they arrive with on-site cleaning / maintenance services.

  9. What are the peak and slow seasons at Hidden Valley?
    Ski season definitely the peak, with the summer months next highly requested - -slow season is right after ski season, until after Memorial Day with the un-official start to summer.

  10. How did Hidden Valley Rentals get started?
    We knew that the resort was for sale and initially invested in 12 properties as an investment – we worked with the local property manager at the time, put our own practices & procedures in place for our units and once we felt we had the team / procedures in place, we started offering our services to other homeowners – from there, it grew from word of mouth.

    The owners.

  12. What is the vision for Hidden Valley Rentals?
    Good question – really started with nothing and grew it to a 50 property management company – future growth is really dependent on the investment of time / resources of the owner of the resort, particularly in the off-ski season with events / camps, etc as well as adding grocery / restaurants to the resort to give people a reason to go there in the off- ski seasons.

  13. What are the current real estate trends in Hidden Valley?
    (Which units are selling and what is the appeal to those) Units with 3 – 4 bedrooms seem to sell the best, close to the slopes or swimming pools.

    Currently, nothing formal – we offer discounts for weddings / family get togethers.
